TRANSACTIONS – due diligence on behalf of Vendors, Buyers and Lenders in relation to Investments in Transport Infrastructure.
COMMERCIAL STRATEGY – devising and implementing Commercial Strategy on behalf of Owners,, Investors and Management.
CONCESSION PLANNING – undertake detailed financial and customer analysis to establish the optimal quantity of commercial space for a location. We establish how much space a location can sustain now and in the future and, set out how this space should be allocated by product category . Our consultants provide a list of indicative brands/operators and advise on the most appropriate business model and the commercial terms that should be achieved.
LEASING – we develop a leasing strategy, take the opportunity to market, introduce management to brand owners and operators, provide commercial input to the suite of RFP documents/evaluation criteria/contracts and manage the process through to contract award.

FINANCIAL MODELLING & PERFORMANCE REPORTING – 
we design and build financial models for clients and, tailor performance reporting to the needs of each business. Our consultants work with clients to interpret performance data and develop meaningful actions to improve sales and revenue.
RAPID ASSESMENT REVIEWS (RAR) – Often the first step to a consulting project which enables clients to complete a small study using industry experts, clarifying the scale and nature of the issue/opportunity ahead of procuring a major consulting assignment.
PEER REVIEW – It can be helpful following the completion of work in-house or by 3rd parties to invite independent experts to complete a peer review of their work ahead of making major decisions, particularly where financial investment is required.
REQUIREMENTS ADVISORY use extensive practical hands on knowledge to advise on RFP scope when sourcing 3rd party architects/designers, construction & engineering and other external support, ensuring the client receives highest quality proposals with minimal financial risk.

CONCEPT DESIGN REQUIREMENTS


  • Analyze and recommend high level commercial space requirements
  • Advise and input to the commercial design brief for infrastructure and technical support systems
  • Support and advise management with the selection of the most appropriate commercial designers
  • Help with fine tuning the commercial design and layout including the removal of internal roadblocks 


CONCESSION PLANNING


  • Review passenger demographic and performance data to understand the current business
  • Review existing commercial agreements to identify risks and opportunities
  • Recommend high level space allocation by product category and market
  • Recommend lifestyle zones, particularly within the retail areas
  • Recommend indicative brands by product category and zone
  • Recommend appropriate business model (mono brand v multi brand for retail, management contract v Concession for parking)

  • Recommend best route to market to attract brands and operators


OPERATOR/BRAND PROSPECTING


  • Develop presentation and pitch to attract operators/brands
  • Set up and attend introductory meetings with operators/brands, present the project and secure support
  • Advise and assist with Industry launch and follow-up
  • Set up monitoring system to track progress with each operator/brand to include financial targets and eventual negotiated deal



LEASING & NEGOTIATION
 

  • Design and develop all tender documentation including Concession agreement and evaluation criteria
  • Manage or advise on the tender process (preference for independent resource in certain geographies)
  • Manage bid evaluations
  • Prepare and if required lead post tender negotiations with operators/brands
  • Prepare contract award recommendations for management to approve

POST CONTRACT AWARD


  • Support management with concessionaire design sign-off  (from a visual impact perspective not technical)
  • Play active role in reviewing performance post contract start, support management and concessionaires to improve performance
  • Devise and implement financial model to record performance and support business planning
